We understand moving house may seem overwhelming. However, breaking things down can help make it feel less daunting and easier overall.

Putting Your Home on the Market

Putting your home on the market is a big step, and one that you might not have done before. It’s always good to put your property on the market before you fall in love with one you want to buy, or your offer may not be accepted.

Check whether your EPC (Energy Performance Certificate) is up to date and get a new one if not. We can help you with this. Consider if you want to make any improvements before getting a new EPC. Fill in the estate agent’s ‘Property Information Questionnaire’ as the more buyers have before they make an offer, the more likely your sale will be successful. Provide paperwork and complete any regulatory requirements, such as an identity check to meet money laundering regulations. Don’t forget to instruct a conveyancing firm on the day of or before you put your house on the market.

When you put your home up for sale you may want to have a big clean and tidy up before any viewings – you want your home to look spacious. If needed, give it a lick of paint to freshen it up. Fix anything broken!

Unsurprisingly, selling a home comes with a lot of paperwork, but we’ll help you keep on top of it. Store all your paperwork in a file (along with any paperwork for works carried out while you have lived there), so when you come to sell the property you have the information required. Making sure paperwork is organised can save time throughout the sales process and ensures things move smoothly. If you are missing any critical paperwork, it may be possible to for your conveyancer to secure indemnity insurance.
Accepting an offer on your house may feel like a scary step but we are here to help you. Any offer from a buyer is normally made to the estate agent and by law we have to pass it onto you in writing, even if it is low. When considering an offer, it’s always worth bearing in mind the position of the buyer. Don’t rush your decision! The best purchaser for you may not always be the one making the highest offer. It all depends on their position and yours. Give everyone, including yourself, time to think about the offer. If you accept an offer, we will require the details of your conveyancer if you haven’t instructed one already. Offers made by buyers will be ‘subject to survey’ and in writing. However, remember offers can be changed and sellers can pull out prior to exchange.
From surveys to insurance, there are a few things that you can expect buyers to get checked, once they’ve found a property they want to buy. Surveys such as a HomeBuyer Report or Building Survey help them avoid unexpected costs and provide them with peace of mind that their new home is in good condition.
